Common Area Care
Wilson Blanchard will help maintain your condo’s common areas through regular cleaning, property inspections, and repairs. This may include taking care of landscaping, snow removal, or general contract work required to maintain or enhance your property’s value and curb appeal. Your residents and board of directors will have complete peace of mind knowing their home and investment are taken care of.
We provide regular monitoring and inspections of the property’s condition, followed by a written manager’s report and recommendations for the condo board. Examples of inspections may include fire alarm and sprinkler testing, reviews of damage in community areas, and ensuring adherence to guidelines or regulations set out in the Condo Act or other relevant Codes. These reviews and inspections should be completed regularly so that issues can be properly dealt with before they affect any residents.

There can be a seemingly endless amount of work to be done at a condominium property. We provide on-site project management and oversight for any work being performed on your property. This includes scheduling and supervision of trusted condominium contractors for work to be done in the building, to ensure any repairs or enhancements are completed on time and on budget. We’ll also communicate these projects with the board of directors along with any affected residents or unit owners to ensure they are kept up to date.
Licensed Condominium Manager
A licensed Condominium Manager will be on-site to take care of any issues that may arise. Emergency management is crucial to ensure residents feel safe and that the issue is being handled at any time of day or night. This individual will also be responsible for liaising with any emergency services such as fire and police which may be required on site.
With hundreds of people living under one roof, accidents are bound to happen. Whether it’s a fire alarm, a break-in, or a sprinker system going off, we’ll be there to ensure the issue is taken care of. We provide 24/7 emergency after-hours service and coverage from a licensed Condominium Manager.
Monthly Management Reports
Proper oversight and communication is a key part of working with Wilson Blanchard. We provide comprehensive, detailed manager’s reports, which are forwarded every month to your condo board. We will ensure that the board of directors is kept well-informed of any repairs or other relevant events happening within the building. We will also be in attendance at the annual general meeting for your property to help answer any questions and provide condo owners additional insight into what’s happening in the building.
Service & Assessments
Additional assessments beyond the scope of regular condo fees can be an unexpected expense for condo owners. We take this into account when dealing with your property to log, review, and dispatch service requests. We’ll conduct a needs assessment as necessary, and work directly with your reserve fund study provider to ensure you have additional funds available when the need arises.

We ensure your residents are kept up-to-date with regular and timely communication about property maintenance, including notices, newsletters, information packages, and more.
