Condo Owner Payment Portal FAQ’s

The link to login to the portal is available on our website at Condo Owner Payment Portal (https://www.wilsonblanchard.com/condoportal), however condo owners must register for an account before they are able to access the portal. While there is a self-serve registration form available on the portal, the easiest way to initiate your account is to send an email to condo.portal@wilsonblanchard.com with your name and the full address of your condo unit and we will send you an invitation link to create your account.

The invitation will be sent from the portal vendor, Yardi Systems, Inc. using the email address no-reply@rentcafe.com. Please add this email address to the safe senders list in your chosen email platform to ensure the email does not go to your junk / spam folder.

Please note that dormant accounts may become inactive after 120 days for security purposes. If this occurs, please contact condo.portal@wilsonblanchard.com to have your account reactivated.

There is no cost for owners to access the portal or to update their personal information, however some payments may be subject to additional per transaction fees depending on the method of payment chosen (see “Can I pay by Credit / Debit Card?” below).

Absolutely not. The Owner Payment Portal is an optional, self-serve tool that owners can use if they choose. For those who wish to continue with their current payment arrangements, such as Pre-Authorized Payment, there is no need to do anything – your payments will continue to be processed in the same manner as they are currently.

At this time, the Owner Payment Portal is available to condo owners only. Yardi has indicated that the ability for tenants to access the system and make payments is in development.

Yes you can! Owners are able to choose and change their method of payment through the Owner Payment Portal, including paying by Credit Card or Debit Card.

Debit Card payments must be made using newer issued cards that have a CVV (Card Verification Value) number – for security purposes, older style Debit cards without a CVV can not be accepted.

Since Credit Card / Debit Card payments incur additional credit card company / bank processing fees, owners will be subject to a per transaction service fee when choosing to pay via these methods. The non-refundable service fee is payable directly to the Owner Payment Portal vendor, Yardi Systems Inc., at the time of payment and covers bank, payment agent, and processing network fees to ensure the safety and security of transactions and to ensure that the Condominium Corporation receives 100% of the condo fees from every owner, regardless of the method of payment chosen. Neither Wilson Blanchard nor the Condominium Corporation receive any portion of the service fee.

The current service fee charged by the payment portal vendor, Yardi Systems Inc., is 1.75% for Credit Card payments and 0.75% for Debit Card payments, subject to change by the vendor, Yardi Systems Inc.

Owners who wish to change their banking information for Pre-Authorized Payments without having to create an Owner Payment Portal account can continue to do so by completing the Pre-Authorized Debit form on our website and submitting it to our accounting department – we will gladly update your bank account information for you.

Credit / Debit Card payments will be split on your account statement to show the separate amounts that have been paid to your Condominium Corporation and any transaction service fees associated with your payment method.

Amounts paid to your Condominium Corporation will be shown as “YSI*Condo Fees“. This amount will be deposited by YSI (Yardi Services Inc.) directly to your Condominium Corporations bank account.

Transaction service charges will be shown as “YSI*ServiceFee BluePay“. This amount is retained by Yardi Systems Inc. to cover payment card processing fees.

The Owner Payment Portal provides multiple options for paying your fees. Owners on Pre-Authorized Payments are setup for “Variable Scheduled Charges” which will pay 100% of an amount owing, such as your condo fees, each month. You can optionally choose to setup “Fixed Payments”, which will pay the same fixed dollar amount each month. We recommend Variable Scheduled Charges so that if your condo fee changes in the future, you will not have to log in to the Owner Payment Portal to revise your fixed payment amount, nor will you risk short paying your fees and ending up in arrears.

The Owner Payment Portal allows you to edit your existing “Variable Scheduled Charges” setup, however if you delete your “Variable Scheduled Charges” setup and wish to re-instate that option, please contact your Accounting Administrator.

Due to the highly confidential nature of the information in the portal, such as bank account and payment card information, our staff have limited access to your information in Yardi’s self-serve payment portal and as such may be unable to provide detailed tech support for using the portal. Should you be unable to complete a payment through the Owner Payment Portal, please contact the Accounting Administrator for your property to arrange for additional payment options. For security purposes, our staff are unable to setup or process Credit Card or Debit Card transactions directly.

Condo Owner Payment Portal – Help Screens

Note that the “Pay Now” button, as shown below, may not appear on your screen if the Current Balance owing is $Nil.

Likewise, the “Auto Pay Setup” and “Change your auto-pay settings” links may not appear if you do not have a current payment method setup. In that case, there may be other options presented such as “Add a Debit Card” or other form of payment method as permitted.

If you choose to setup “Fixed Payments”, the same fixed dollar amount each month will be withdrawn from your account and applied to your balance owing. We recommend choosing “Variable Scheduled Charges”, which will pay 100% of an amount owing, such as your condo fees, each month, instead of Fixed Payments, so that if your condo fee changes in the future, you will not have to log in to the Owner Payment Portal to revise your fixed payment amount, nor will you risk short paying your fees and ending up in arrears.

For security purposes, the Condo Owner Payment Portal only shows 1 month of account history. For past history, please contact your Accounting Administrator.

Please note that for legal purposes, Condo Owner names can not be updated in the owner portal. To change your name or update the legal ownership of your condominium unit, please contact the Accounting Administrator for your property.
