Our Goal

Is to provide you, as an owner, the assurance your property is maintained to the highest possible level.

Professional Property Management Team

Our property management personnel are thoroughly versed and well experienced in all aspects of building and property maintenance including: 

budgeting and accounting which will automatically track and have the capabilities to provide a total history of expenses incurred on a per unit basis and/or by specific vendor
physical building maintenance and housekeeping 
energy management 
landscaping and exterior property maintenance 
mechanical maintenance
reserve investment plans

Each property is evaluated and provided a trained, knowledgeable manager who works directly to facilitate all aspects of management.

The designated property manager has the overall responsibility for all the assigned affairs relating to the operation of the complex. The manager is responsible for ensuring that the daily operations of the property are conducted under current operational policies and that the overall objectives of the property are met.  We evaluate each site and propose a capable and competent property manager who would be assigned to manage the property on a day-to-day basis as required.

Our company maintains a 24-hour answering service to take care of emergency calls from owners, tenants, building staff and superintendents.

Board Meeting

Meetings

The property manager attends all regularly scheduled meetings and any annual/special general meetings as negotiated with the Board of Directors. Prior to a meeting, agenda, minutes, manager's report, financial statements, copies of correspondence, etc., are issued to ensure up to date information is available for the meeting.

Inspections

Regular inspections of the property are performed and followed up by a written report and recommendations. This ensures the building condition is maintained, contractor's work is reviewed, and follow-up of requests and owner issues.

Manager's Report

A specially developed comprehensive and detailed manager's report is forwarded every month outlining all activities of the property.

Phone CallCommunication

Notices, newsletters, arrears letters and information packages are issued to keep all owners advised of the operations of the property. Requests, complaints, suggestions or questions from owners, tenants, contractors, purchasers or solicitors are reviewed and expeditiously acted upon.


Administration

Insurance - Negotiate all insurance policies and arrange an insurance appraisal as well as supervise insurance and other claims by or against the property.
Maintenance - Negotiate all contract preventative maintenance and other service contracts. Meet and obtain quotations for maintenance and repairs to the property as well as supervise contracted work performed by outside trades and property employees.
Maintain an up-to date register of owners.
Handle after-hours and weekend emergency calls.
Maintain optimum level of security.

Purchasing and Trade Requirements

We maintain an extensive list of reliable suppliers.  Various professional and licensed trades people have been selected who are equipped to handle all required maintenance, repairs and supplies on your behalf at lower hourly rates and increased warranties.
